While all homes and lots are separate pieces of real estate, Valley View also offers large tracts of land owned by the community, including a Common House that can be used for family gatherings, neighborhood events, a hangout for the kids and even extra rooms for overnight guests. There is also a central open space, community gardens, a secluded wooded area, and a walking trail that meanders around the property.

Community

The community organization was designed to be self-governing. In order to maintain a long term stability of vision, the community will continue to have a common thread of oversight from the original development group. Through a rotating committee, every home-owner will have the opportunity to help shape how the residents work together to create the best neighborhood possible. The community will also have a way of facilitating communications among neighbors. For instance, should you wish to let people know you will be away for a few days or wish to borrow a certain tool or even hire a babysitter, these needs can be announced and addressed within your community of neighbors.


Safety

Having neighbors who know each other is one of the best ways to keep a neighborhood safe. But Valley View goes a step further. The homes are designed to withstand extremely high winds. While this doesn’t necessarily mean a home can escape all high-wind weather conditions completely unscathed, the structural systems have been designed for the main structure to stay intact. Walls are constructed with ICF (Insulated Concrete Forms) which are both very strong and very energy efficient. The roofs are engineered and attached similar to costal standards.

Energy Efficiency

Valley View strives to be a development with as minimal impact on the land and use of energy as possible. The layout of the roads, lots, and the orientation of the homes will work with the land, views, and sun angles instead of against them. Overhangs and windows are designed with solar angles in mind to maximize solar gain in the winter and minimize in the summer. Each home includes a small solar array to help offset electric energy use. Geothermal heat pumps provide heating and cooling. LED light fixtures will minimize the amount of energy needed for lighting and Nest thermostats help you manage how your family likes to keep the temperature set.


Flexible Design

The first buyers will get to make some of the design choices—such as siding colors, cabinet styles, flooring and paint colors—so each home will have its own unique statement. Depending on the stage of construction, we can even custom design your home within the parameters of the neighborhood.

While these are not the least expensive homes on the market, they will provide the highest long term value—built to stand the test of time while maximizing energy efficiency. Each home is constructed with a combination of brick and 50-year warranty siding, 40-year warranty roofing and argon-filled, composite windows with low-e coating.
